EV Charging – An Integrated Part of New Property Projects

In a time when sustainability and green transition are high on the agenda for property developers, Fabritius has made a conscious choice to integrate EV charging into all their new projects. The company, which recently completed an impressive property development at Gardermoen outside Oslo in Norway, considers EV charging as an essential part of future property solutions.

A Necessary Green Transition

At the newly built headquarters and central warehouse for Sport Holding at Gardermoen, Fabritius has installed a modern charging facility that meets the needs of both employees and visitors. The building, spanning a total of 36,500 square meters, is equipped with state-of-the-art charging stations both in the parking lot in front of the building and in an open garage beneath the building. According to Kristine Gjelsten Bystøl, project manager and sustainability coordinator at Fabritius, EV charging is now a standard requirement in their projects.

– For us, EV charging is a crucial step in a green transition and for achieving environmental certification of the building. In some cases, it is also a requirement from the municipalities, and we see that more and more tenants expect this facility, explains Bystøl.

Strict Requirements for Charging Solutions

Fabritius imposes strict requirements on the charging solutions in their projects, including the number of charge points, delivered energy, the need for load balancing, flexibility in payment solutions, and scalability. – It is important for us that the charging solutions not only meet today’s needs but are also flexible enough to accommodate future changes and updates. Predictability in delivery and operation is crucial, says Bystøl.

DEFA Power EV chargers

In the Gardermoen project, the charging facility was delivered with DEFA Power, chosen by the contractor Gardermoen Elektro. With load balancing and access control via RFID-tags, the facility ensures efficient use and easy administration. Sport Holding, which operates the building itself, is therefore also responsible for the daily management of the charging facility.

A Growing Trend

This initiative by Fabritius reflects a broader trend in the property market where EV charging is increasingly integrated into new commercial buildings. Companies like Sport Holding, Norway’s leading speciality retailer in sports with over 375 stores, see such sustainable solutions as necessary investments for the future.
